Construction Management
During the execution phase, all of Greenway’s meticulous planning comes to fruition. Serving as the central communication hub for the project, your construction manager and contractor take charge, transitioning from planning to actual construction. Here’s what you can expect once your project breaks ground:
Construction Administration (CA)
The Greenway professional team, including the construction manager, architect, engineers, and consultants, will be fully engaged to provide comprehensive CA services. These include:
- Coordinating quality control inspections.
- Responding to Requests for Information (RFIs).
- Reviewing and approving technical submittals.
- Ensuring the project is executed in accordance with the permitted design plans.
Construction Phase Services-Managing Every Detail
Throughout the construction phase, Greenway’s construction management services are indispensable. Here’s a breakdown of what we’ll be responsible for:
- On-Site Project Management: Overseeing day-to-day operations at the construction site.
- Quality Control and Safety: Monitoring and ensuring adherence to quality standards and safety protocols, and ensuring the work is performed as specified in the plans.
- Contract Administration: Administering construction contracts and subcontracts, managing budgets and schedules, and providing regular budget and schedule updates to owner.
- Coordination and Oversight: Coordinating permits, scheduling and observing technical inspections and testing, monitoring RFIs and submittals to maintain progress, and reviewing change orders and advising the owner accordingly
- Project Monitoring and Control: Monitoring scope, budget, and schedule closely and implementing contract, insurance, and risk management controls.
Close-Out Phase-Ensuring a Seamless Transition
The final phase of the project, the close-out phase, is critical for a successful handover. Here’s what it entails:
- Project Closure Procedures: Beyond completing the punch list, ensuring a smooth transition for the client to occupancy or operations.
- Documentation and Transfer: Providing the client with all necessary project information and documentation, including manuals, warranties, as-builts, and final accounting.
- Commissioning Process: For larger projects, implementing a formalized commissioning process to test system performance and ensure compliance with specifications.
- Owner Training: Training the owner in understanding the technical building systems in order to utilize their facility effectively.
