Greenway’s Design Team Approach
Greenway Partners is able to produce successful project outcomes because of our collaborative, client centered design approach. The American Institute of Architects’ (AIA) standard contract outlines five phases of design that are typically part of the basic services that an architect provides:
- Schematic design
- Design development
- Construction documents
- Bidding/Procurement
- Construction administration
In addition to these phases, Greenway also provides a Programming/Discovery phase service which ensures that the rest of the process is completed with all of the clients current and future needs in mind.
Programming/Discovery is an additional service offering that Greenway provides, and is a very important step in defining exactly what elements should be a part of your project. Programming is the development of the amount of space you may currently need, identifies additional space you may need in the future, and defines how the spaces should be organized around each other.
Schematic design is a representation of the programming elements graphically translated into site and building design. Many things are considered for the most efficient building and site layout including best view directions, prevailing wind direction, sun exposure, and site access. The graphic representation typically includes a basic site plan, floor plans, exterior elevations, and sometimes 3D views of the building.
Design development is the process where the schematic design is developed to a point where the exterior and interior layouts and spaces, room sizes, and exterior building elevations are finalized and most materials for the project are selected.
Construction documents continue the design development process by creating detailed graphic and written instructions, including product specifications, so the contractor can build the project. If the project is to be bid by multiple contractors, this phase also includes the Owner/Contractor contract for construction as well as other pertinent information that may be required of any specific project. The construction documents, specifications, contract language and bidding instructions all become part of the Contract Documents.
Bidding/Procurement is the phase of the project where contractors review the contract documents, ask questions, and submit construction bids to build the project.
Construction administration is where Greenway ensures that the project is being constructed in accordance with the contract documents. In addition, Greenway will answer contractor questions during construction, will issue additional supplemental instructions due to additional work the owner would like to request or to clarify the intent of the contract documents, review specific product data to ensure the intended quality of the project is being adhered to. Greenway will also visit the site to monitor the construction progress and in order to accurately review contractor pay applications to ensure that the progress of the contractor’s work is in line with the percentage of construction completed that they are invoicing the owner.
